HOUSING VIOLATIONS – WHY ME AND WHAT SHOULD I DO?

Many cities will perform systematic exterior inspections of properties.  If they identify issues  they will notify you in writing with a report that outlines what needs to be addressed, and when.  Common timeframes for inspections are every 3-5 years and time to correct 30-60 days.

Other times when a city may issue a violation is when they receive a complaint.  These complaints can range from excessive trash or debris in the yard, overgrown properties, and a house or garage that appears to be dilapidated or dangerous.  These are usually reported by neighbors.

SO WHAT DO YOU DO?

The first step would be to review the report.  For items that can be easily addressed, take care of them right away.  For those that may be more complicated due to the extent of work, cost, or in some cases it is a seasonal fix (such as with the driveway) request an extension.  You will need to explain why.  Most cities will approve the extension.  If you are unable to meet the new deadline, you can request additional time, but will need to show progress.

If you are not personally able to take care of the “easy” items then  reach out to programs in your area.  There may be volunteers or low cost services.  For the more complicated or expensive items, contact the housing department for your city and find out if they offer home repair programs.  They may include this information in the report.

If you are struggling with knowing how to find a contractor, most cities will have a list of registered contractors.  Remember there is no guarantee on who will provide quality service.  It is a good idea to get a few quotes.
